FURTHER SITE INFORMATION
The agents have set us a WeTransfer site where further information including a title plan, historical soil investigation and topographical reports can be found. Access to the site can be obtained from the vendors agents.
The site is situated with frontage to the High Street and was previously in use as a petrol filling station and garage.
Local shops and amenities are within walking distance of the site. The site backs onto a small telephone exchange and is adjacent to existing residential property.
The site is generally level in topography and currently houses a redundant petrol filling station and garage.
The existing buildings have fallen into disrepair and are unlikely to be capable of economic repair. The site comprises approximately 0.67 acres. The site was previously used as a petrol filling station and our clients have filled in the old tanks.
In 2008 permission was granted for 13 residential units comprising mainly houses which was not implemented. We understand that the current use is for a petrol filling station although the site has not been utilised for this purpose since 2011. The site offers an opportunity for a comprehensive redevelopment for residential or care home use (subject to planning).
The site is being offered with vacant possession on a freehold basis.
Our client is looking for offers on an unconditional or conditional basis for the freehold interest.
