Grant Mills Wood acted jointly with Jones Lang LaSalle on behalf of Universities Superannuation Scheme (USS) in letting units 72, 73, 74 and 75 Capitol Park in Colindale. Given the location and presence of other trade counter units in close proximity, other trade operators were targeted specifically.
Terms were successfully negotiated and agreed with Benchmark, Toolstation (both Travis Perkins Group Companies), Screwfix and more recently SIG.
Securing these large trade counter operations has helped cement the estate as a trade location, which should ultimately assist in improving rents in the future. The covenants attributed to these occupiers can help provide security for the landlord and should also significantly adjust the investment yield.
