5.1 Acre Site

GMW acquired a 5.1 acre site for Sainsbury's Supermarkets Limited in 2012 for potential food store use from world champion motor racing star John Surtees. After a hard fought planning application a consent was granted for a 30,000 sq ft food store and ancillary parking together with a petrol filling station.  The existing industrial buildings were let on short term leases and GMW were jointly involved in negotiating development breaks.

The client subsequently decided that the site was no longer a strategic location for them and GMW were instructed to seek a purchaser. After one false start, GMW agreed terms on behalf of the client to a local Kent based Investor/Developer who agreed to buy the site on an unconditional basis on terms that are confidential.

This case gave GMW the opportunity to utilise its skills in the initial identification of the site as a potential retail site and to negotiate terms on behalf of the client. We were then required to negotiate with new and existing tenants for short term lets of the industrial space on site and subsequently to bring into play our marketing and negotiating skills again through the disposal.
